01 — Assess and agree on the scope
We consider solid or engineered construction, remaining wood, previous sanding, damaged boards, coating condition, access, and your goals. Some engineered floors cannot be sanded. Historical floors may need selective care rather than full refinishing.
02 — Address repairs and protect the space
Discuss board repairs and lace-ins before sanding. Containment, extraction, and protection of nearby surfaces are part of preparation. Read our original dust-controlled refinishing explanation for the full discussion of equipment, barriers, cleanup, and residual dust. Sanding is not completely dust-free.
03 — Plan careful material removal
The sanding approach depends on construction, condition, and the wood available. Removing the existing finish requires a considered plan that protects remaining material and avoids unnecessary sanding.
04 — Refine the surface and details
Surface preparation progresses according to the floor and selected finish. Edges, corners, and transitions receive detailed attention so the main field and perimeter work together. Consistency requires judgment throughout the sequence.
05 — Evaluate color and build the finish system
Discuss natural color, stain samples, sheen, and coating choices before committing to an appearance. The proposal should identify the selected system and scope. Good preparation remains essential regardless of the finish selected.
06 — Plan return to use and future care
Drying and cure depend on products and conditions. Confirm when to walk on the floor, return furniture, place rugs, and resume normal activities. A compatible care routine and timely maintenance recoating help preserve the result.
