Residential Hardwood Floor Refinishing

Restore the floor that belongs in your home. Grain House Hardwood approaches residential refinishing as a sequence of considered decisions: retain sound wood, address damage, prepare a consistent surface, and choose a finish that suits the way you live.

A thoughtful alternative to replacement

Scratches, a worn coating, or an outdated color do not automatically justify removing an entire hardwood floor. We assess wood thickness, previous sanding, movement, stains, and existing finishes. Solid hardwood and engineered hardwood require different judgments; an engineered floor's available wear layer determines whether sanding is practical.

What a refinishing plan should include

Assessment and repairs

Discuss damaged boards and transitions before sanding begins. Localized repairs and board replacement can preserve much of an otherwise sound floor. Moisture-related problems need their cause addressed before the surface is refinished.

Preparation and sanding

Our dust-controlled hybrid sanding process combines initial belt work, planetary finishing, and detailed edging. Containment and extraction reduce dust, but sanding is not completely dust-free. Read our original dust-controlled explanation for realistic expectations.

Color and protection

A natural appearance, a custom stain, and the final sheen change how grain and light read in a room. Evaluate stain and finish options on the actual wood rather than choosing from a small printed swatch alone.

Plan around your household

Tell us about furniture, connected rooms, pets, access, and your preferred timing. Drying and cure requirements depend on the selected coating system and conditions. Confirm the return-to-use plan for your project before moving furniture or rugs back.

Keep the restored floor in service

Use a compatible cleaner and a practical care routine. A sound coating may later qualify for maintenance and recoating, helping protect the wood before wear becomes a larger restoration task.

Our focus is real wood: solid and engineered hardwood. We preserve existing floors whenever practical and do not offer laminate, LVP, or waterproof vinyl flooring.
